When you read an ad, do not focus only on the headline rent. Look for the complete monthly cost and what is included.
2. Understand the price words
Kaltmiete usually means the base rent before operating costs.
Nebenkosten or Betriebskosten are additional operating costs that may be charged according to the rental agreement.
Warmmiete usually refers to the rent including agreed operating cost payments, but the exact components shown in a listing can differ. Check what is included, especially heating and other utilities.

3. Prepare for the application
In a competitive market, landlords or agents may ask prospective tenants for information or documents. Common requests can include proof of income, information about employment, a tenant self disclosure and credit information such as SCHUFA data.
Not every requested document is automatically required by law in every situation. Share sensitive personal data carefully and only when it is appropriate for a genuine application.

4. At the viewing
A Besichtigung is the apartment viewing.

Do not be afraid to take notes. If something important is only explained verbally, ask whether it is also stated in the contract or written information.
5. Avoid common rental scams
Fake listings can look convincing. The German consumer advice network warns against paying in advance for an apartment you have not seen and against paying money simply to receive a key or a viewing.
Be cautious if someone says they are abroad and wants money before you can see the property. Be cautious with unusually cheap offers, pressure to pay quickly and requests for sensitive identity documents before you have verified who you are dealing with.
A useful personal rule is simple: verify the property, the person and the contract before transferring money.
6. Read the Mietvertrag carefully
Mietvertrag means rental contract or lease.
Before signing, check at least:
- the address and rented rooms
- the rent and operating cost arrangements
- the amount and form of any Kaution
- the start date
- whether the contract is fixed term or open ended
- rules about furniture, shared spaces or other agreed conditions
- what is stated about utilities and additional costs
If a security deposit is agreed for residential rent, Section 551 of the German Civil Code limits it to a maximum of three months of rent excluding the operating costs shown as a lump sum or advance payment. If the security is paid as money, the tenant has the right to pay it in three equal monthly instalments.
That is a general statutory rule. Individual disputes or unusual contract structures need qualified legal advice.
7. Moving in and handover
At the handover, you may hear the word Übergabe.
A useful document is an Übergabeprotokoll, a handover record. It can record the condition of the apartment, keys, meter readings and visible defects.
